Scheman Development provides commercial property management software that allows users to:

• Process and record rent payments

• Manage maintenance and work orders
• Track capital expenditures (CapEx)

3. Account Registration

To use our Services, you must:

• Be at least 18 years old
• Provide accurate, current, and complete information
• Maintain the security of your account credentials
• Notify us immediately of any unauthorized access
• Accept responsibility for all activities under your account

We reserve the right to suspend or terminate accounts that violate these Terms or provide false information.

4. Subscription and Payment

Pricing: Our current pricing is $99 per year. Pricing is subject to change with 30 days' notice.

Billing: Subscriptions are billed annually. Payment is due at the beginning of each billing cycle.

Refunds: We do not offer refunds for partial years. If you cancel, you will have access through the end of your current billing period.

Late Payment: Accounts with overdue payments may be suspended until payment is received.

5. Acceptable Use

You agree NOT to use our Services to:

• Violate any applicable laws or regulations
• Infringe on intellectual property rights
• Transmit malware, viruses, or harmful code
• Attempt to gain unauthorized access to our systems
• Interfere with other users' access to Services
• Engage in any activity that damages our reputation
• Resell or redistribute our Services without authorization
• Use automated scripts to access Services without permission

6. Your Data

Ownership: You retain ownership of all data you enter into our system (tenant information, lease data, financial records, etc.).

License: You grant us a limited license to store, process, and display your data solely to provide the Services.

7. Intellectual Property

The Services, including all software, design, text, graphics, and content (excluding your data), are owned by Scheman Development and protected by copyright, trademark, and other intellectual property laws.

8. Disclaimer of Warranties

We do not warrant that:

• The Services will be uninterrupted or error-free
• Defects will be corrected
• The Services are free of viruses or harmful components
• The results of using the Services will meet your requirements

You use the Services at your own risk. We are not responsible for any decisions you make based on information from our platform.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SCHEMAN DEVELOPMENT SHALL NOT BE LIABLE FOR:

• Any indirect, incidental, special, consequential, or punitive damages
• Loss of profits, revenue, data, or business opportunities
• Any damages exceeding the amount you paid us in the 12 months prior to the claim

This limitation applies regardless of the theory of liability (contract, tort, negligence, or otherwise).

10. Indemnification

You agree to indemnify, defend, and hold harmless Scheman Development and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising from:

• Your use of the Services
• Your violation of these Terms
• Your violation of any third-party rights
• Any content or data you submit through the Services

11. Service Modifications and Termination

Modifications: We reserve the right to modify, suspend, or discontinue any part of the Services at any time. We will provide reasonable notice of material changes.

Termination by You: You may cancel your account at any time through your account settings or by contacting us.

Termination by Us: We may terminate or suspend your account immediately for:

Effect of Termination: Upon termination, your right to use the Services ceases immediately. You may request export of your data within 30 days of termination.
